Problem

The original sealant had reached the end of a normal service life: chalking on the south and west elevations from UV exposure, cohesive splits at the precast movement joints, and adhesive release along the window perimeters where the substrate had never been primed.

Water was showing up at interior sills two floors below the actual entry points, which is typical — leaks travel. Spot-repairing the visible stains had already been tried twice and had not worked, because the failure was systemic across an entire exposure rather than localized.

Scope

  1. 01

    Elevation-by-elevation joint survey classifying each failure mode: adhesive, cohesive, UV degradation or geometry — because the remedy differs and only geometry failures require joint reconstruction.

  2. 02

    Full removal of existing sealant to clean substrate. Sealant over sealant is the most common cause of a repeat failure and was not permitted anywhere on the scope.

  3. 03

    Backer rod resizing to establish an hourglass bead at the correct width-to-depth ratio, so the sealant can extend and compress in movement rather than tearing.

  4. 04

    Substrate-specific primer with field adhesion pull testing on each material and each elevation before production, and again on a sampling basis during the work.

Result

The remediation was priced and executed as an access-driven scope — the linear footage is cheap, the swing stage is not — so the entire building was completed in one rigging mobilization instead of three separate repair calls.

Interior water intrusion stopped at the elevations completed, which confirmed the diagnosis that the perimeter joints, not the glazing units, were the entry path.

The building now has a documented joint map and a maintenance interval rather than a reactive repair history.
