Problem

The vestibule doors had been fitted over the years with mismatched closers and add-on operators that no longer coordinated. Opening force at the exterior leaf exceeded what a patient using a wheelchair could manage, and the operator was being defeated by a closer spring set too heavy to compensate for a dragging bottom pivot.

The secondary doors had surface bolts added for security — a direct egress violation on doors serving an occupied floor. Any fix had to reconcile the building's security posture with the fact that egress hardware cannot require prior knowledge or more than one operation to release.

Scope

  1. 01

    Opening-by-opening hardware survey documenting existing frame prep, hinge type, threshold condition and control wiring, so the new hardware schedule was written against what is actually in the wall.

  2. 02

    Replacement of dragging bottom pivots and out-of-square door leaves, because operator and closer adjustment cannot compensate for a door that binds mechanically.

  3. 03

    New low-energy swing operators with coordinated closer spring sizing, actuators positioned outside the door swing, and adjusted for compliant opening force, backcheck and closing speed.

  4. 04

    Rim panic devices with electric latch retraction on the secondary doors, tied to the access-control system so the doors are secure from outside and free egress from inside — surface bolts removed entirely.

Result

Opening force at the public entrance is within the accessible range with the operator both powered and unpowered, which is the condition that matters during a power failure.

Egress is restored to a single motion at every door on the floor, with security handled by the reader and strike rather than by hardware that blocks exit.

The hardware is now a single coordinated schedule instead of a decade of independent repairs, so future service is a parts-replacement task rather than a re-engineering task.
